Real Estate - The Simple Formula To Finding the Property You Need.
Finding a house for your specific needs is no simple task. There
are a few things you'll want to have before you go property
hunting for your next house or real estate investment:
A) Clear your schedule. Make sure you're going to have enough
time on your hands for the next 8 days. I would recommend
devoting two hours a day until you find exactly what you're
looking for. Which leads us to:
B) Finding a great real estate agent. This step can make the
difference between a successful property hunt and a complete
waste of your time. You want an agent who is mature (preferably
30-40's) so you know he has some experience under his belt. Get
someone who is an expert in real estate. You may have to go
through a few of them until you do, but it will be worth your
while.
You want someone to educate you on the subject, someone who
breathes real estate. You want him to have your best interest,
so if you're someone who constantly looks for investments then
make sure you stick with your real estate agent after you find
your fit. This can pay off by him/her giving you priority on the
top deals and getting you in the deal before everyone else does
and it turns into a bid war.
C) Be sure to come in with a very clear idea of what you want
for your property. If you want a four bedroom property with
three bathrooms and a big backyard, then make sure you write
this down in a piece of paper. It's important that you make a
clear mental picture of the property you're looking for. This
way you'll save time by not wondering if this was what you were
looking for in the first place.
Make a list were you know: -Exactly what kind of property you
want. Name how many rooms and enviroments do you want it to have.
-How much are you willing to pay for it. Make sure you keep it
real. Don't expect a mansion in Beverly Hills unless you're
willing to pay at least a couple million for it. Also always
stay on the lookout for good investments. Be sure to ask your
agent for the best deals around so you know he keeps you on his
speed dial when something is going down. The real estate world
moves fast when it comes to the best deals, and the best way to
stay in touch with the winner deals is to develop a winner
relationship with your agent.
Finally, go out and look for properties with a cold head. Make
sure what you found matches to what you wrote down when you
started, to make sure you're not making a rash desicion or
pushing your budget too much. When you have what you wrote down,
you'll find there's no better feeling than finding exactly what
you were looking for. You'll be glad for all the effort you did,
and the reward is a lifetime next to a great property.
